When a Repair Is the Right Call

Most roofs that come to us do not need replacing. They need a cracked pipe boot resealed, a run of wind-lifted shingles reset, or flashing at a chimney or wall rebuilt properly. Caught early, those are contained jobs. Left through another spring of hail and wind, the water finds the decking and the job grows.

With 30+ years of roofing experience, we have a good sense of when a repair will hold and when it is only buying a season. If your roof is close to the end of its life, we will say so and explain how roof replacement could be planned for a later year, while we keep the current roof sound in the meantime.

The aim is simple. You should know what is wrong, what it takes to fix it, and what to set aside for next.

What Our Roof Repair Work Covers

Leak tracing

Water rarely drips where it enters. We follow stains in the attic back along rafters and decking to the actual opening, so the repair goes where the problem is.

Shingle replacement and resealing

Creased, torn or missing shingles are replaced and hand-sealed. Before anything goes on, we hold sample pieces up against your existing roof in daylight so you can judge the blend for yourself.

Flashing repair

Step flashing, chimney counterflashing and valley metal are common failure points. We rebuild them with new metal rather than relying on a bead of caulk.

Pipe boots and vents

Rubber boots around plumbing vents crack after years of Oklahoma sun. New boots and properly fastened vents close one of the most frequent leak sources.

Decking sections

Where water has softened the plywood, we cut out the damaged section and install new decking before reshingling, so the repair sits on solid ground.

Signs Your Roof Needs Repair Soon

Ceiling stains
A tan ring on a ceiling or around a light fixture means water has already been through the roof, the decking and the insulation.
Shingles on the lawn
After a windy night, pieces of shingle in the yard mean bare spots or exposed nails above. These let water in with the next rain.
Granules in the gutters
Heavy grit collecting in gutters or at downspouts shows shingles losing their protective surface, often after hail.
Damp attic insulation
Matted or darkened insulation, or daylight around a vent pipe, points to an opening that is easier to fix now than after a winter of freeze and thaw.
Lifted or curled edges
Shingles that no longer lie flat catch wind. One lifted tab can tear loose several neighbors in the next storm.

How a Repair Visit Runs

  1. 1

    A conversation by phone

You tell us what you have noticed and where. We set a time to come out and look, both on the roof and in the attic if you can give us access.

  2. 2

    A careful look with photos

We photograph what we find so you can see the damage yourself. Our crew works under an Oklahoma CIB roofing license, and we walk you through each issue in plain terms.

  3. 3

A written estimate in order of priority

You get a line-by-line estimate that separates what needs attention now from what can be planned for later. That lets you fix the urgent part and budget for the rest.

  4. 4

    The repair day

We protect landscaping and set tarps below the work area. Old materials come off, new ones go on, and we sweep the yard and driveway with a magnet before we leave.

  5. 5

A note on what comes next

We finish with a short summary of the roof's overall condition, so the next decision is one you make ahead of time.

What Shapes the Cost of a Repair

A repair is priced by what it actually takes to make that part of the roof sound again. Two leaks that look alike from inside can cost very differently once we see what is underneath. Your written estimate shows each item so nothing appears later as a surprise.

Extent of the damage
A single pipe boot is a short job. Water that has spread across several sheets of decking takes more material and more time.
Pitch, height and access
Steep or two-story roofs need more safety setup and slower work, which adds labor.
Matching materials
Common shingle lines are easy to source. Discontinued colors or specialty profiles may take longer to find.
Timing
A repair planned in a calm season is simpler to schedule than one squeezed in between spring storms, when crews and supplies are stretched.

Roof Repair Questions

How do I know whether to repair or replace my roof?
It depends on the age of the roof and how widespread the wear is. If the damage is local and the rest of the shingles are holding their granules and flexibility, a repair makes sense. If problems are showing up across every slope, we will tell you, and help you plan a replacement for when it suits your budget.
Will the new shingles match the rest of my roof?
We look for the same brand and product line first. When that line is no longer made, we bring the nearest options out to compare against your roof in person before you choose. New shingles can look slightly brighter at first and usually blend in after some weathering.
Can a repair wait until after the next storm season?
Sometimes. Our estimate marks which items are holding for now and which are letting water in. Anything that is actively leaking or exposing decking should be handled before the next round of hail and wind.
Is my repair covered by insurance?
Wear and age are usually not covered, while sudden wind or hail damage often is. If what we find looks storm-related, we will explain the difference and point you to our storm damage repair service, where we document the damage with photos for your claim.
How do I know your company is reputable?
We hold an Oklahoma CIB roofing license, and we are glad to walk you through our photos and estimate line by line before you decide anything.
